Reinstatement Is a Legal Obligation, Not an Option

Almost every commercial lease in Singapore contains a reinstatement clause — wording along the lines of "Tenant shall at its own cost reinstate the premises to its original condition, fair wear and tear excepted." If you added partitions, cabling, flooring or a fitted pantry during your tenancy, removing them before handover is usually a contractual requirement, not a courtesy to the landlord.
